Sales Consultant

Who Are We?

Red Loft is a bespoke housing consultancy, specializing in development and regeneration services for Registered Providers (RPs), ALMOs, housing charities, local authorities and private developers.

Established in 2002, the highly experienced 60-strong team delivers a uniquely wide variety of services to an impressive list of clients - including Peabody, Hyde, and several London boroughs, as well as smaller RPs and bespoke housing and charitable organisations.

Role Overview

To use your knowledge and experience of the housing market to sell/let shared ownership, open market and rent to home-buy properties.

Role Responsibilities

  • Manage the nominations, allocations, sale completions and void processes effectively to ensure that intermediate and market properties are sold or let within client targets whilst meeting the requirements of the relevant planning and funding obligations;
  • Effectively manage Red Loft client sales including the management of show homes, viewings, open days and completion processes
  • Liaise with Developers, Clients, Local Authorities and other external professionals to ensure information is accurate and sales meet relevant timescales
  • Work with marketing teams to ensure properties are promoted within the context of current affordability and eligibility criteria in order to meet housing need
  • Lead in the sale and letting of homes for Red Loft clients
  • Offer incentives in line with client offer in order to achieve sales and lettings (market rent and intermediate market rent) completions;
  • Negotiates on behalf of the Red Loft and our clients in relation to reservation payments and any refund disputes
  • Provide advice in respect of current market values, scheme mix and affordability relating to the Red Loft development pipeline
  • Report weekly to clients on individual scheme progress, client feedback and marketing activities.
  • Attend site meetings and ensure all relevant documentation to successfully sell developments is collated and saved in the correct folders
  • Work with the progression and marketing team to ensure they are up to date with development progress, handover dates, values and reservations
  • Produce up to date price lists in line with current marketing valuations
  • Liaise with marketing teams to ensure developments are advertised in line with property mis-representation guidelines
  • Work with panel mortgage advisors and solicitors to ensure best value for customers and maximise affordability in line with Capital Funding Guide and any S106 requirements
  • Take ownership of assigned development including managing the client and customer relationship
  • Work collaboratively with client’s in respect of scheme delivery by providing market intelligence in relation to current values, opportunities and incentives
  • Ensure all legal contract documentation is accurate, available and relevant to be able to issue sales contracts
  • Representing Red Loft in delivering professional customer focused services
  • To work outside of core office hours and at alternative locations as the need arises.
  • Undertake any other responsibilities relevant to this post, as directed by your line manager
